General Terms and Conditions "Bidou-Dordogne" - 500 Route Combe de Bannes, F-24150 Lanquais, France __________________________________________________________________________________
1. General
The tenant is understood to be the one who enters into the rental agreement with "Bidou-Dordogne."
The tenant acknowledges having read these general terms and conditions and the description of the property on www.bidou-dordogne.com.

2. Reservation and Payment
2.1 The rental agreement is concluded once the booking has been confirmed by "Bidou-Dordogne."

2.2 Services and amenities to be agreed upon with the owner upon arrival at the holiday destination or contact us in advance by email or phone at 0033 602 33 91 34.

2.3 Within 8 days of receiving the confirmation email, "Bidou-Dordogne" must receive a deposit of 30% of the total rental price from the tenant, unless "Bidou-Dordogne" and the tenant agree on a different arrangement.
Upon payment, the tenant accepts the general terms and conditions.

2.4 The remaining 70% of the rental price and the security deposit must be paid to the bank account of "Bidou-Dordogne" no later than 6 weeks before the stay, unless an alternative arrangement has been agreed.

2.5 For bookings made within (less than) 6 weeks before the stay, the entire rental price must be paid in full upon receipt of the rental contract.

2.6 In case of non-payment of the amounts due, the tenant will automatically be in default.
"Bidou-Dordogne" will then send a reminder by email (or post).
If the amount due is not received by "Bidou-Dordogne" within 3 days of the date of the reminder the agreement will be deemed canceled, and "Bidou-Dordogne" is entitled to charge cancellation fees as described in article 3 of these general terms and conditions.

3. Cancellation
3.1 If the tenant wishes to cancel the agreement, cancellation costs, in addition to reservation fees, will be charged unless an cancellation insurance has been taken out that provides coverage.

3.2 "Bidou-Dordogne" is entitled to cancel the agreement if the tenant is in default and/ or in other cases described in these general terms and conditions.

3.3 Any cancellation must be notified by registered mail.
The date of receipt serves as proof and allows to determine the amount of the cancellation fees, see point 3.4

3.4 Amount of cancellation fees:
- More than 60 days before the rental starts: 10% of the total rental price.
- Between 60 and 30 days: 25% of the total rental price.
- Less than 30 days before the rental starts: 100% of the total rental price.

3.6 Availability
If the rented property is not available due to circumstances, then the landlord undertakes to refund the full amount paid to the tenant immediately.
No further compensation can be requested by the tenant.

3.7 Cancellation insurance:
We recommend taking out cancellation insurance, information can be obtained from us.

4. Arrival and Departure
4.1 Check-in time is after 4:00 PM on the day of arrival.
Check-out time is before 10:00 AM on the departure day.
If the cottage is not occupied on the agreed date or in case of late arrival, please notify us at the following telephone number 0033-602 33 91 34.

4.2 The tenant must immediately inform the landlord of any deviations regarding the furnishing of the rented cottage.
This complaint must be submitted within 24 hours after occupying the cottage.

5. Swimming Pool, Pond, and Playground.
Children must always be supervised by a responsible adult, both at the pond, the swimming pool, and/or the playground.
The tenant must always lock the swimming pool gates after each use of the pool.
Even if the pool gates are locked, children must still be supervised by a responsible adult.
Tenants of the Santolin cottage must ensure that children do not access the pool through the window frames.
We cannot be held liable for any accidents that may occur.

6. Security Deposit
A deposit of € 250,- must be paid together with the balance (6 weeks before arrival).
Furniture and movable objects that are missing, damaged or put out of use after the end of the rental period must be paid for by the tenant.
Upon departure, after inspection and approval of all movable and immovable objects, the security deposit minus any damages will be refunded by bank transfer.

7. Tourist Tax:
Local taxes are not included in the rental price.
When registering, the tenant must provide the number of co-tenants (maximum 5) plus their names and ages.
If there are more people present, the landlord has the right to refuse access to the cottage.

8. Pets:
Some pets are allowed in the pre- and post-season by arrangement.

9. Others

9.0 Electric car charging (3 x 16A) is possible at economic prices, to be settled upon departure.

9.1 Smoking is not allowed in the holiday homes.

9.2 Water, electricity in the cottage, and heating: Included

9.3 Bed linen and towels: Included

9.4 What to do upon departure:
The cost of the final cleaning is 60 Euro.
The cottage must still be left tidy, which means:

Remove bed linen (duvet covers, fitted sheets, and pillowcases) from the beds and place them together with the used towels in the living room in front of the door.
Empty the refrigerator.
Empty the dishwasher.
Wash dishes, bowls, pans, etc. and place them back in their designated places.
Tidy up the kitchen counter.
Dispose of household waste in a closed bag in the designated bin at the parking lot.
Take glass waste to a local collection point provided by the municipality.
Take PMD waste to a local collection point provided by the municipality.
Empty and clean the barbecue.
Put all garden furniture back in its place.
Leave everything broom clean.

Any additional cleaning costs will be charged.

9.5 Liability 1:
We cannot be held liable for: theft, loss, damage, injury, or accident caused by persons or goods during and as a result of your stay.
The landlord is not liable for unforeseen circumstances, cases of force majeure or disturbances that disrupt, interrupt or prevent the stay.
They can in no case lead to the payment of damages.
We as the landlord are not responsible for any accidents during the stay.

9.6 Liability 2:
During the entire duration of the stay, the tenant is fully liable for the cottage and will treat the cottage as a good householder
The tenant undertakes to cover the costs arising from a fault or negligence on his part or on the part of co-tenants.
Tenant(s) causing such inconvenience or nuisance, or likely to cause inconvenience or nuisance, such that the execution of a stay in the cottage is significantly hampered or may be hampered, may be excluded by "Bidou-Dordogne" from (continuation of) the stay, if "Bidou-Dordogne" cannot reasonably be expected to comply with the agreement.
All resulting costs are borne by the tenant(s), if and to the extent that the consequences of nuisance or inconvenience can be attributed to him/her/them.

9.7 Fire – Barbecue:
Due to the risk of fire, making an open fire or campfire outside is prohibited.
Always ensure that no fire can occur when using the barbecue.
The barbecue must be cleaned after each use.

If, despite our many efforts, there is a shortfall or if a possible complaint cannot be resolved on site, we kindly ask you to immediately inform Bidou-Dordogne.
Please understand that without notification, we cannot accept complaints after the trip.

10. Disputes:
Only the courts of Bergerac are competent for all disputes that may arise from the interpretation, compliance, non-compliance or application of this contract.
In all cases, the amount of any legal claim against the landlord can never exceed the rent mentioned in the contract.
